Message to Struggling Homeowners

Since I opened the doors to my first real estate office almost 30 years ago, I've assisted my clients through good times, bad times and everything in between. I understand the financial and emotional distress that many homeowners are faced with during these difficult economic times.

Proposition 60 and 90 Replacement Dwelling Benefit

Propositions 60 and 90 are constitutional initiatives passed by California voters. They provide property tax relief for persons age 55 and older by preventing reassessment when a senior citizen sells his/her existing residence and purchases or constructs a replacement residence worth the same or less than the original residence. This allows the senior citizen to continue to pay approximately the same amount of annual property taxes as before. The Assessor transfers the factored base value of the original residence to the replacement residence. IS THE HOUSING CRISIS REALLY A "CRISIS"?

America has 120 million homes, of these homes one third are free and clear, meaning they have no mortgage debt what so ever. Of the 80 million homes remaining, one half of these were purchased prior to 2000. These homes are still riding the boost of 53% appreciation in the last eight years. Even with the slide back in values, these homes are still in the comfort zone for value.
